Exceptional leasing Opportunity: South Melbourne, Victoria
INVITATION TO EXPRESS INTEREST
Expressions of Interest are invited for the provision of leased office accommodation for:
Premises ranging from 390 to 440 square metres NLA of high quality, carpeted, air conditioned, customer service delivery accommodation located on the ground floor.
- Site location parameters are within South Melbourne commercial and retail precincts with good access to public transport and car parking;
- Lease term of either:
- seven (7) years, with two (2) options of three (3) years each; or
- ten (10) years, with two (2) options of three (3) years each;
- Only existing premises will be considered or a build that can meet stated time frames;
- Lease commencement date must be no later than 1 November 2023
- Minimum Grade 'A' office building design based on 'A Guide to Office Building Quality' (Property Council of Australia 2019)
Note: The proposed area may be altered by plus or minus 10% at the agency's discretion.

Services Australia provides Medicare, Centrelink and Child Support payments and services, including family assistance. The Building Code 2016 (or, if the Building Code 2016 no longer exists, any code which has replaced it) applies to this project.
The Australian Government Building and Construction WHS Accreditation Scheme, established by the Fair Work (Building Industry) Act 20 12 (Cth) (Scheme), may also apply to the project. If the Scheme applies, it is a requirement of this project that persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out.
