Tom Johnston Pavilion is a sports pavilion located at 13 Beardsworth Ave Chelsea. Due to water leaks above the kitchen area on first floor, a roof condition audit was conducted, and minor defects were discovered in some areas of the upper roof in mid-2023. During planning of the roof repair work, Council would like to integrate the electrical upgrade into the roof replacement works.
The roofing work requires replacing sections of roof sheeting that were not replaced in the past to enable removal of all redundant heating/cooling ductwork to ensure the roof is as watertight as possible. There is gas operated air-con units on the roof above the 1st floor kitchen area and solar panels on the roof above the social room area. In the kitchen and canteen on the ground floor, there are gas cooktops, oven and chip fryers which require upgrade into electric alternatives to adhere with Council's commitment to net zero emissions by 2030.
In addition to the above kitchen appliance upgrade, the electrification also includes the following scope:
*Replacing four sports lights around the oval into LED lights.
*Replacing downlights in the Social Room
*Minor windows modification
It is estimated the electrical work will account for roughly 70% of the entire project.
