Homes Victoria Lift and Automatic Door Maintenance Services Consultancy

Homes Victoria is intending to release a Request for Tender at the end March 2024 for the provision of Lifts & Automatic Doors Maintenance Services Consultancy in public housing properties in the Melbourne metro area and a few regional sites.

The scope of work includes both preventative and responsive maintenance as well as upgrades for Lifts & Automatic Doors in the following types of buildings:

- 40 off high-rise apartment blocks ranging from 13 storey to 30 storey.

- 79 off low-rise apartment blocks ranging from 2 storey to 10 storeys.

The service will include:

- Providing advice and input into the Program set by Homes Victoria, including scheduling and forecasting the Subprograms annually, assessing the performance of the Lifts & Automatic Doors Maintenance Contractors

- Witness testing and commissioning of upgraded lift installations

- Periodic meetings with Lifts & Automatic Doors maintenance contractors to monitor the repair and maintenance the Lifts & Automatic Doors.

- Provision of contract administration and tendering services for Lifts & Automatic Doors Maintenance Contracts

- Co-ordinating communications between stakeholders.

- Provision of a 24-hour stand-by service to manage lift breakdowns, entrapments and emergencies

- Provision of advice on Lifts & Automatic Doors matters as necessary from time to time; and

- Provision of reports, conducting of audits on lift installations before the tendering round and attendance at meetings regarding both the Program Manager's and the Lifts & Automatic Doors Contractor's performance under their respective contracts.

Tender participants will need to complete a Local Industry Development Plan (LIDP) as part of Local Jobs First requirements.
