Tender Description

⁠⁠⁠Expressions of interest are invited for the provision of leased office accommodation for:

Premises ranging from 7000 to 8000 square metres NLA of A Grade building office accommodation.
  • The premises to have minimum floor plates of 1,200m2 and to be contiguous within the building footprint to ensure maximum efficiency. Floor-to-ceiling heights between 2700mm to 3000mm.
  • The premises have a minimum of seventy (70) dedicated secure car parking that includes;
  1. Minimum of three (3) EV charging stations.
  2. Accessible car parking
  3. Storage area

  • The building will have an appropriately sized photovoltaic solar system to benefit the Tenant
  • End of Trip facilities at no additional cost
  • The building provides 24/7 access with swipe card access to each floors floor(s) in the lifts and at the entrance of each floor(s)
  • Site location parameters:
  1. within Hunter Region, NSW outlined in “Attachment 2 -REOI Conditions” of the documents under clause 1.4 of the search zone.
  2. within a commercial centre with good access to public transport and public parking
  • PCA A Grade building with minimum 5-star NABERs rating
  • Lease Commencement Date being1st October 2028
  • Lease term is ten (10) years, with two (2) options of three (3) years each
