Requests for Proposals are sought from Community Housing Providers (CHPs) that would like to partner with Landcom to deliver around 37 dwellings at Lakeside Crescent in North Manly (Queenscliff project).
Landcom is targeting the Queenscliff Project to serve the needs of women over the age of 55 for affordable housing in their local community and Landcom is particularly keen to see the need for greater housing security and tenure for this target group addressed in this Project.
Landcom is seeking a CHP partner that is passionate about delivering innovative, diverse and affordable housing and shares Landcom’s vision and values for the project.
Key Investment Highlights
- Participation: The RFP process is only open to registered CHPs. Landcom is committed to the site providing affordable and diverse housing to meet community needs.
- Location: The site is located in a prime infill location in North Manly, where there is a high demand for affordable housing.
- Adaptive Re-Use: Through the re-purposing of an existing building, CHPs will have the opportunity to deliver a vibrant community in an environmentally sustainable manner.
- Deferred Land Payment: To assist CHPs with cashflow and financing, Landcom is prepared to defer receipt of land payment until completion of the development.
- Innovation: The successful CHP will have the opportunity to explore innovative affordable housing models and tenures with Landcom and develop industry best practice.
- Development Management: For CHPs without the necessary development management skills, Landcom is willing to be appointed as the development manager for the project.
- Collaboration: Through a collaborative co-design process, Landcom and the successful CHP will work together to optimise the project design and housing product.
- Flexible Pricing: The RFP Process provides for the land price to be adjusted in line with the approved development consent and market conditions to reduce risk and optimise commercially viability for the CHP.
- Planning: The proposed adaptive re-use planning pathway will be pursuant to SEPPs and the existing R2 zoning.
- DA Consent: The sale will be subject to satisfactory development consent, reducing the planning risk for CHPs.
Landcom has designed a streamlined RFP process to minimise the resourcing and cost impost on the CHP sector.
CHPs who would like to partner with Landcom on this exciting opportunity are invited to submit a response by no later than 4.00pm (AEDT) on Monday 14 December 2020.
