Expression of Interest - Provision of Building Condition Assessment, Validation of Essential Services – Fire Services and Compliance with All Abilities Access

⁠⁠⁠This Expression of Interest is for the provision of Collection of Building Condition Assessment, Validation of Essential Services - Fire Services and compliance with All Abilities Access.

In general terms the services required will cover the following:

Validating the basic details of each building/structure e.g. area, replacement costs, age, remaining life at building, and component level, condition at component and subcomponent level.

Estimating replacement cost of the various building components utilising an approved method. This replacement cost will be used for valuation purposes and therefore must be of a reasonable accuracy.

Determining the condition rating for each of the components and subcomponents of buildings in accordance with the rating system supplied. Condition ratings are required for:

* Structure
* Walls
* Floors
* Ceiling
* Roof
* Roof cladding
* Fitout
* Mechanical
* Creating defects within Confirm (Council’s asset management system) and estimating the cost to rectify for all maintenance items discovered during inspection. Each defect entered into the Confirm shall be allocated a priority for the maintenance work to be completed by.
* Recording all the information, condition ratings, building attribute values on a data recorder supplied by Council and utilising the Confirm FBI software.
* Provide updated photos of each building and its components.
* Provide Council with a document specifying the description (including pictures) of each of the condition ratings used for each component of the building to assist future ratings to be consistent in conduct ratings i.e. a rating manual.
* Provide acknowledgement of Compliance or non-compliance with All Abilities Access requirements for all buildings inspected.
* Undertake Essential Services - Fire Services data match compared to listing provided by council and collect additional data per building as required.

Responses are sought from companies that can undertake this project, providing evidence of their ability to successfully complete it in the GSCC environment within the timelines proposed.
