Overview
City of Wodonga is inviting expressions of interest for the lease of Shop 6/48-54 Lincoln Causeway, an office/retail space located at Gateway Village.
About
Gateway Village is a distinctive riverside precinct nestled between Wodonga and Albury, bordered by the Murray River and its surrounding waterways. The village has a strong focus on arts and culture and includes many heritage-style buildings within landscaped surrounds. An established and award-winning list of arts, cultural, theatre and food-based tenants create visitation opportunities throughout the day and into the night, and a weekly farmers' market is held at the village.
Albury-Wodonga has a combined population of almost 100,000 and a regional population of more than 180,000 people. The village forms a major entry and exit point between the Victorian and New South Wales border, and to major touring routes along the Murray. There are bus, caravan and car parking facilities at the village, with significant opportunity to capture coach tours and traffic passing along this route.

Information Requested
Expressions of interest must address the preferences contained within the tender document and the key selection criteria below. Submissions will be assessed against the key selection criteria using the nominated weightings.
1. Business Overview, 25 per cent
- Provide a summary of the proposed business, including the types of activities you intend to undertake
- Outline your vision for the business and include any evidence of demand for your product or service
2. Contribution to Gateway Village, 50 per cent
- Demonstrate how the business will attract significant additional visitation to the village
- Explain how the business will complement existing Gateway Village businesses and enhance overall vibrancy and marketability of the precinct
- Describe how the business will provide a new or unique offering that diversifies the visitor experience
3. Operational Readiness, 10 per cent
- Provide an estimated timeline for opening the business
- Supply a detailed list of required fit-out actions, including associated costs
4. Business Capability, 15 per cent
- Provide evidence of financial capacity, supported by documentation
- Include annual reports (if applicable) or references
- Demonstrate your experience and capability in operating a business
