Essential Safety Measures Service and Rectification

The appointed contractor will be responsible for the inspection, testing, maintenance, and reporting of the following ESM items. For quoting purposes, the following time frames are general estimates. Contractors should refer to the detailed maintenance schedule provided for each building to ensure accuracy in their proposals:

• Fire Equipment Checks (Twice Yearly) Inspection and testing of fire extinguishers, fire blankets, and other fire suppression equipment.
• Smoke Detection (Twice Yearly) Testing and verification of smoke detectors and associated systems.
• Emergency Exit Checks (Twice Yearly) Inspection and testing of emergency exit lights, exit signage, and ingress/egress pathways.
• Fire Hydrant Checks (Twice Yearly) Testing and maintenance of fire hydrants, including pressure and flow testing.
• Fire Panel Checks (Monthly) Inspection and testing of fire alarm panels and associated systems.
• Fire Hose Reels (Twice Yearly) Inspection, testing, and maintenance of fire hose reels.
• Occupant Warning Systems (Monthly) Testing and maintenance of occupant warning systems, including PA systems and alarms.
• Fire Detection and Alarm Systems (FIP & VESDA) (Monthly) Testing and maintenance of fire indication panels (FIP) and Very Early Smoke Detection Apparatus (VESDA) systems.
• Smoke Doors (Twice Yearly) Inspection and testing of smoke doors, ensuring proper functionality and compliance.
• HVAC (EXCLUDED) Please note that inspection, testing, and maintenance of HVAC systems, is excluded from this contract.
