Tender Description
The Council is seeking responses to this Request for Tender (RFT) 2223-017 for the provision of Conservation works to old Caretaker's Cottage, located at Kangaroo Ground War Memorial Park, Eltham-Yarra Glen Road, Kangaroo Ground, Victoria 3097.
The Council is seeking to appoint a single provider to deliver the works and services.
Tenderers are required to be able to evidence experience in historic building restoration projects relating to the required works.
Specialised Skills required: Stone masonry, Timber framing, Traditional Roofing (As the roof has Half Round terra cotta roof tiles).
The project has been partly funded by a federal government funded grant therefore, Council have obligation to have the works largely completed by end of June 2023.
It is intended that the works will commence on or around 1 March 2023 with an intended practical completion date of 30 June 2023.
Structural remedial works include:
• Underpinning of the footings to all four walls to the Cottage down to rock.
• Install a retaining wall with drainage from the south elevation of the Cottage and lower the ground levels between the retaining wall and the Cottage.
Note: Due to engineering drawings not been available at the time of tender for timber decking, retaining wall and associated works, Council is including a PC sum of $25,000 for those works.
Once the structural remedial works specified above are completed, building fabric repair works to be carried out include:
• Replacement of the existing floor framing.
• Rebuild of sandstone skin and concrete lining to cracking to north elevation.
• Crack filling and stitching of cracking to concrete lining.
• Replacement of concrete lintel/s over entry door.
• Repair of roof framing.
• Install eaves gutter with downpipes – direct the base of downpipes away from the Cottage.
• Construction of new access ramps
• Construction of stormwater soaker pit
• Electrical and hydraulic works
