Exceptional Leasing Opportunity: Hurstville and Surrounds, New South Wales
INVITATION TO EXPRESS INTEREST
 
Expressions of Interest are invited for the provision of leased office accommodation for:
 
Premises ranging from 850 to 1450 square metres NLA of high quality, carpeted, air conditioned, customer service delivery accommodation with a preference for ground floor accommodation (with a minimum ground floor content of 850 square metres).
 
- Site location parameters are
- Identified areas within Hurstville, Beverly Hills and Kingsgrove, NSW (please see documentation on Tenderlink for map)
- commercial and retail precincts with good access to public transport and car parking;
 
- Lease term of either:
- seven (7) years, with two (2) options of three (3) years each; or
- ten (10) years, with two (2) options of three (3) years each;
- Minimum of Fifteen (15) car parking bays including:
o Five (5) secured and covered car bays are required
o Ten (10) customer car bays are required with two (2) of these being accessible
car bays to be provided on ground in close proximity to the entrance of the premises.
- Existing and new purpose built premises will be considered;
 
- Minimum Grade 'A' office building design based on 'A Guide to Office Building
Quality' (Property Council of Australia 2019)
 
Note: The proposed area may be altered by plus or minus 10% at the agency's discretion.

Services Australia provides Medicare, Centrelink and Child Support payments and services, including family assistance. The Building Code 2016 (or, if the Building Code 2016 no longer exists, any code which has replaced it) applies to this project.
 
The Australian Government Building and Construction WHS Accreditation Scheme,
established by the Fair Work (Building Industry) Act 2012 (Cth) (Scheme), may also apply to the project. If the Scheme applies, it is a requirement of this project that persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out.
