Scope of Work
The contractor will remove the existing windows (16 windows and 2 patio doors) and supply and install new white UPVC windows and doors to match the existing style. Timber frames are to be refinished ready for painting or replaced if required.
The contractor shall conduct a site visit and inspection to obtain an overview of the project and document the
existing site conditions to allow for proper, measurements, cost estimating and scheduling of work. The contractor
responsibilities include, but not limited to:
2.1 Removal of existing windows and protection of surrounding elements.
2.2 Prepare window frames and install new IGU’s. Windows are to be designed to maximize acoustic and thermal insulation. Window to have a U-Factor of ≤0.30 and a solar heat gain coefficient of ≤0.25. Installed units should have an Air Leakage Rating of ≤ 0.3 CFM/Ft² and an STC rating ≥ 30 (or equivalent SRI rating).
2.3 Window style is to match existing and shall be level and plumb. Wall cavities around new windows are to be insulated to the greatest extent feasible. All timber frames are to be refinished ready for painting or replaced if required.
2.4 All new windows are to have window locks fitted (no key locks)
2.5 Replacement patio doors (triple lock) to be keyed to the front door key
2.6 Windows are to be double glazed/double pained windows at a minimum and may contain industry standard gases such as Argon or Krypon gas to increase thermal insulation.
2.7 Bushfire Attack Level or BAL 0 is the minimum requirement, but higher BAL levels are also acceptable.
2.8 Bathroom windows to have obscured glass fitted.
2.9 Windows currently have existing Crimsafe screens which will be fitted and reused upon completion of the work (to be determined during site visit).
2.10 Remove all demolition and rubbish from work site daily. All finishes adjacent to the Work shall be fully protected.
2.11 The contractor is always to maintain all site structures in a secure, safe, and stable condition.
2.12 The contractor is to ensure all materials and workmanship shall be in accordance with the relevant and current Australian standard codes and with the by-laws and ordinances of the relevant building authorities.
