⁠⁠⁠The City of Melville is seeking proposals to lease office/consulting rooms being part of the premises at LeisureFit Booragoon (LFB). The consideration will be Room (1) $286.00 p/m (8.3m2), Room (2) $286.00 p/m (8.3m2) & Room (5) $315.00 p/m (9.82m2) plus gst as per market value assessment.

Proposals should have relevant synergies between your organisation and the nature of operations of LFB.
The area comprises 3 small office/consulting rooms which share a common user reception area and ablutions located within LeisureFit Booragoon an indoor aquatic fitness/recreation centre.

The rooms provide basic office fitout with carpets/vinyls/tiled floor coverings and single pedestrian door access.
Offices 1 and 2 (each of 8.3m2) have been created/partitioned more recently from an adjoining health studio/exercise room and given the framed construction may be impacted by noise intrusion during classes.

Office 5 (9.82m2) incorporates a split system air conditioning unit (owned by the City) and hand basin.
Extensive parking is available onsite however is restricted during peak times, particularly Monday and Saturday mornings and in warmer months when athletics events are held in the adjacent playing fields.

The rooms are situated past the entrance to the health lounge with no external windows or doors and therefore accessible to centre visitors/users only.

Nevertheless, this is a synergistic location for health consulting and fitness related services given the proximity to swimming pools and a wide range of exercise/gym equipment.

The common reception area accommodates a number of furniture items, however as it is not secured.
