We are pleased to announce the launch of Landcom’s CHP partnership project at Lachlan’s Line, Macquarie Park. Located 15km from Sydney’s CBD, the site, Lot 117 has been set aside for the development of 100% affordable housing.
We are looking for an experienced and capable CHP that has the capacity to work in partnership with us to deliver this exciting project. The successful CHP will bring experience and insights to the project, through a partnership guided by principles of co-design. Landcom will continue to work with the successful CHP to ensure the collective vision of the project is delivered.
Key investment highlights of the project are:
- Participation: The RFP process is only open to CHPs who are listed on the National Provider Register of the National Regulatory System Community Housing. Landcom is committed to the site being developed exclusively for affordable housing to meet community needs.
- Location: The site is in a prime infill location within Landcom’s wider Lachlan’s Line project at Macquarie Park in Sydney.
- Planning uplift: Planning pathways provide for the potential yield uplift for affordable housing on the site to be in the order of around 96 dwellings.
- Deferred land payment: To assist CHPs with cashflow and financing, Landcom is prepared to defer receipt of land payment until completion of the development.
- Innovation: The successful CHP will have the opportunity to explore innovative affordable housing models and tenures with Landcom and develop industry best practice.
- Development management: For CHPs without the required development management skills and experience or those whom currently do not have resource capacity to undertake the development management role, Landcom is willing to be appointed as the development manager for the project.
- Collaboration: Through partnering with Landcom, CHPs will be able to leverage off Landcom’s innovative models to optimise the project design and housing product. Further, the process allows collaboration guided by co-design principles to ensure the collective project vision is achieved and accommodates the optimal design and financial requirements for the successful CHP.
- Flexible pricing: The RFP Process provides a competitive environment for the final land price to be adjusted in order to deliver a commercially viable development for the CHP.
- DA consent: The sale will be subject to satisfactory development consent, reducing the planning risk for CHPs. The final land price will be linked to the actual consent achieved.
