128 Victoria Street Eaglehawk, Victoria

This property comprises an Industrial 3 zoned landholding of 1.954 hectares which is located on the western side of Victoria Street, Eaglehawk, with an additional frontage to Crowther Street.

The property is improved with a substantial office/workshop development which includes two adjoining circa 1970’s built workshops providing a total lettable area of 1,919 square metres and incorporating significant areas of internal office accommodation, training rooms, lunchroom and amenity areas in addition to two clear span workshops areas. An additional freestanding storage shed of 170 square metres is provided in addition to driveway and car parking areas, boundary fencing.

The lease term offered is three years with the option of additional terms of 2 x 2 years.

Applicants are to advise of an alternative lease term if preferred and the reasons for this preference.

A brief summary of some but not all lease terms and conditions include the following:
* Responsibility for maintenance and repair of facilities and grounds will be that of the lessee.
* The annual rental payable during the lease term will be $108,150 (ex GST) with a 3 per cent per annum increase applicable.
* Any fitout costs to the buildings located on the premises will be the sole responsibility of the tenant and any proposed fitout works will be subject to receipt of prior approval from CVGT Australia and evidence of all necessary statutory approvals.
* A public risk policy of not less than $20 million must be kept current for the term of the lease. The policy must indemnify CVGT against actions, suits, claims or demands of any kind.
* Lettable area 2,089 square metres.
* Area of site 19,540 square metres.
* 43 car parking spaces plus on road parking.
* The land is zoned Industrial 3. Lessees are to comply with the Planning Scheme in relation to proposed uses and activities.
* The lessee is liable for all Council rates and charges along with water, sewerage, garbage and State fire levy charges would apply.

As an indication, an estimation of rates and charges totals approximately $1,525 Council rates and $2,600 Coliban water rates pa.

Expressions of Interest close at 5pm on Wednesday 17 October 2018 and are required to indicate as a minimum, the proposed uses/activities.
