Tender Description
Cisterns
(a) Where the Contractor is required to Replace or Supply and Install a Mid-Level Dual Flush cistern and/or Dual Flush Connector UNISET cistern, this Task is deemed to include all works and materials required.
(b) When replacing a cistern, compliance with NCC Vol 3 clause B1P4 (b) is required. DoC specifies Wells rating 4.
(c) All Mid-level cisterns shall be replaced with a low-level type which includes a seat and bridging connector plate to conceal the flush pipe.
Water Supply
(a) When replacing a tap or outlet for a shower, basin, kitchen sink or laundry trough, compliance with NCC Vol 3 clause B1P4 (b) is required. DoC specifies Wells rating 4.
(b) All replacement internal tapware shall be of a flick mixer type except for washing machine taps, toilet system taps. The delivery temperature of heated water at the outlet of each sanitary fixture must comply with NCC Vol 3 clause B2D5 Maximum delivery temperature.
(c) Tap ware including showers must meet Australian Standards and be standard chrome plated unless otherwise directed and include a minimum 5-year Manufacture warranty
(d) Where the Contractor is required to Replace pillar taps, automatic washing machine taps, or washing machine conversion taps, the Contractor must do so only with chrome plated 15 mm Capstan taps and style tapware for washing machine conversion taps.
(e) Where the Contractor is required to Replace lever action flange conversion units, pillar taps, hob sets or basin sets, the Contractor must use mixer style tapware.
(f) Where the Contractor is required to Replace taps to a bath, the Contractor must install a wall mixer assembly
(g) Where the Contractor is required to locate and repair a leak in a water service the Task is deemed to include the replacement of up to 1M of 15mm or 22mm piping. Replacement of any pipe work is to be “like for like” so as not to interfere with the Electrical earthing I.E. copper piping for copper piping. All material and fittings required for joining of the pipework is included in the task.
(h) Where the Contractor is required to Repair a leak to the property water main or reticulation piping connected to the property water main, the Contractor must read the water meter, estimate the flow rate, and report the exact location of the leak on the Works Order. Submission of a Water Corporation leak allowance form to the Principal, upon completion of works order, is deemed included in this Task.
(i) All new piping must be concealed where practicable and installed neatly where exposed to an external wall. No new piping must be visible to an internal wall.
(j) Where the Contractor is required to pressure Test hot and cold-water services, the Contractor must:
(i) Remove existing tap or outlet.
(ii) connect pressure Test can.
(iii) Remove washers from a combined tap set and cap outlet.
(iv) Remove water service at hot water unit;
(v) cap and turn off HWU stop cock;
(vi) disconnect water service at meter and cap;
(vii) pressure test the water service to live mains pressure. The hydrostatic pressure shall not exceed the maximum set under the manufacturer’s warranty for tapware;
(viii) reinstate water service;
(ix) renew washers if necessary; and
(x) provide written report to Principal on the findings.
(k) Where the Contractor is required to pressure test a concealed set, the Contractor must test through shower, kitchen or trough sets only and provide a written report to the Principal on the findings.
(l) Where repairing water leaks in a concealed location, the Task is deemed to include making good paving up to 1m square. For works in a cavity or brick wall, the surface is to be left suitable for finishing trades. Excluded from this Task is the restoration of face brick work, wall sheeting, plastering, tiling and/or painting. All excavations in lawned or open areas must be backfilled and compacted level with the surface of the ground.
(m) Where the Contractor is required to replace a property water service using Polyethylene (PE, HDPE, PE-X) the piping must:
(i) be minimum PN20; and
(ii) be installed within a continuous PN12 PVC sleeve, from meter to house connection.
(n) Where the Contractor is required to locate a concealed leak in a water service the Task is deemed to include equipment for Acoustic testing using compressed air, Tracer gas detection using Hydrogen, Nitrogen or Helium and Thermal imaging technology.
(o) The Contractor must submit to the Principal a written report which includes but is not limited to:
(i) Location of the leak e.g.: front yard, rear yard, driveway, opposite Unit #.
(ii) Depth of the water service.
(iii) Type of water piping; and
(iv) Estimated flow rate
