⁠⁠⁠The SCHN is aiming to deliver a retail experience for patients, staff and the broader community, that enhances every visit to Sydney Children's Hospital Network (SCHN) at Westmead.

Scope

The Opportunity

This is an opportunity to operate within one of Australia's most important health precincts. The Westmead Health Precinct includes hospitals, medical research facilities, and university partnerships.

Located within The Children’s Hospital at Westmead redevelopment, the retail opportunities outlined in this expression of interest (EOI) represent an opportunity for respondents to be part of a monumental infrastructure upgrade which will service children and families for decades.

All tenancies sit on level 3 and benefit from their location adjacent to the main entrance to the Wattle building at The Children’s Hospital at Westmead. These tenancies are also close to two main courtyards and will benefit from a captive on-site customer base and a strong appetite for more retail options in the area.

Tenancies

Tenancy 1 – Café Operator

This tenancy is best suited to an experienced, contemporary café operator capable of delivering a high-quality, all-day food and beverage offering. The successful operator will provide a modern café experience anchored by excellent coffee and a fresh, balanced menu, including sandwiches, wraps, salads, breakfast items, hot meals, fresh juices and baked goods. The offer should be thoughtfully tailored to the needs of patients, families, staff and visitors, with a strong emphasis on quality, efficiency and consistency within a hospital setting.

Tenancies 2/3 – Specialist Food Operators

These tenancies are intended for specialist food operators offering high-quality cuisine that reflects the cultural diversity of Western Sydney. Opportunities are suited to experienced operators delivering multicultural cuisines such as Japanese, Vietnamese, Mediterranean or Middle Eastern cuisine.

Due to infrastructure constraints, these two tenancies will not have access to exhaust extraction. In addition, no coffee offering will be permitted, allowing operators to on strong, food-led concepts.

The emphasis is on authentic, accessible and efficiently delivered meals that provide choice, comfort and quality for patients, families, staff and visitors within a hospital environment.
