This Tender is invited by the Issuer.
Council is seeking to engage a contractor to complete roofing rectification at the Taroom Town Hall.
Site location: Yaldwyn Street, Taroom 4420 QLD
Council has established there is an array of water leaks in the roof of the town hall and would like to rectify all areas of concern. The hall is a double story commercial building with trim clad metal roof built in around 2000. Approximate roof space is 1285m2. The steel roof has multiple fixtures and stainless box gutters. We require parts of the roof to be fully replaced (along with fittings/flashings ect), all areas to be replaced, are marked in red on the attached map. The remainder of the roof requires repairs to existing roof. Purlin spacing varies, 900 spans over the majority of the roof. The roofing is insulated where the roofing is replaced, the insulation will need to be replaced.
Current roofing condition, all to repaired:
• No silicone on any joints
• No dry pans where roof penetrations boots are blocking pans of sheets
• perished silicone on flashings and box gutter joins,
• wall cladding screws missing rivets /fixing screws popped out,
• bottom row of screws not fixed into bottom purlin/snapped and minor surface rust prevalent but still in serviceable condition.
• poorly installed dry pan flashings with no silicone under flashing seals,
• no overseal with silicone,
• no rivets/fixings in flashing joins,
• perished silicone on decktites to the feet of the service platforms
• stainless steel Box Gutters installed with laps the wrong way relying on silicone to keep water tight
Council requires badly damaged roof cladding to be replaced entirely (marked in red on map), with sheets the full length of the roof, rather than a joined half way. And address all penetrations and seals appropriately, to your professional recommendation.
A site visit will be compulsory before your quotation will be accepted. Please contact Council to book a site visit.
Please include travel and accommodation on quotation.
Contractor is responsible for all risk assessment and all safety measures for workers and the general public. Full scaffolding is expected to complete the works, quotations should include all provisions for scaffolding (supply, installation ect).
All waste is to be disposed of the contractor.
All works are to be completed in line with Australian Standards.
