This Tender is invited by the Issuer.
Council is seeking to engage a contractor to complete roofing replacement works at the Moura Kianga Hall.
Council has established there is an array of water leaks in the roof of the Hall which are allowing water to ingress into the building. Council would like to replace the main building roofing (area marked in red on attached overhead picture).
Site location: McArthur Street, Moura QLD
The hall is a single story commercial brick building with klip lock metal roof with a roof space of approximately 1800m2.
Council requires a full roof replacement, with air cell insulation (or equivalent) and flashing across the whole roof space, including parapets. There is a brick parapet along 3 sides of the building and a curved roof structure at the front of the building. The air-conditioning has duct work over a portion of the roof, with fresh air return vents, that will need to be flashed correctly. The contractor will be responsible for the engagement of an air conditioning specialist for the disconnection, and reconnection the air-conditioning duct work upon completion.
All skylights and existing fittings are to be replaced/upgraded. The roof does have 3x skylights.
The box guttering will need to be replaced.

The contractor is responsible for all risk assessments and all safety measures for workers and the general public.
The building application for the roofing replacement will need to be lodged, paid and managed by the successful contractor, with Council. Original roofing drawings attached.
All waste is to be disposed of by the contractor.
All works are to be completed in line with Australian Standards.
Current roofing condition:
• Recent silicone on some joints/deck tites and dry pans
• Minor hail damage
• Perished silicone on all ductwork joins and supports.
• Ridge cap fixing screws are wrong and need to be changed to bigger size with bigger washers.
• Box Gutter above kitchen area is rusted out and needs replacing.
• poorly installed dry pan flashings with no silicone under flashing seals
• no rivets in flashing joins
• some foot traffic dints [minor]
• perished silicone on dec-tites to the feet of the service platforms,
• Box Gutter rusted out, now relying on silicone to keep water tight,
• gutter joins have perished silicone
• Turn ups under Ridge caps could be not turned up enough creating a place for water to ingress.
