Property Management Services - 10 new residential dwellings located in Robinvale, Victoria

Council is developing 10 new residential dwellings in Robinvale as part of the Key Worker Accommodation Project, aimed at addressing critical housing shortages for essential workers. The properties, located at McCartney Court, are scheduled for completion in mid-2026 and will provide affordable, long-term housing under a lease model. Council seeks a qualified real estate agent to manage these properties on its behalf, ensuring effective tenancy and property management.

Scope of Services

The successful agent will act on behalf of Council to deliver comprehensive property management services, including:

1. Tenant Management:

- Advertising vacancies and conducting tenant onboarding in accordance with Council guidelines, noting that Council has pre-identified tenants from essential services including Police, Hospital, and Education.

- Prepare and execute tenancy agreements.

- Manage rent collection and monitor arrears.

2. Property Maintenance:

- Coordinate routine and emergency repairs.

- Conduct regular property inspections and provide detailed reports

- Ensure compliance with safety and building regulations

3. Financial & Reporting:

- Provide monthly financial statements and management reports to Council.

4. Compliance:

- Adhere to the Residential Tenancies Act 1997 (Vic) and other applicable legislation.

- Maintain appropriate insurance and risk management practices.
