Tender Description
Whitehorse City Council (Council) is looking for a tenant with suitable experience to operate and manage Aqualink Box Hill Café (Café).
Aqualink Box Hill is a Leisure facility located within the City of Whitehorse and managed by Council.
The Café forms part of the Aqualink Box Hill Facility at Surrey Drive, Box Hill. The lease will be for a five (5) year term with an option to renew for a further term of four (4) years.
The total operational area of the Café is approximately 188 m2 inclusive of the exclusive area (Premises) and licensed areas (Licence Area). The total operational area is comprised of several components and described as follows:
- Exclusive Area - approximately 90 m2
- Cafe (counter and service area behind counter);
- Kitchen, Cool Room and Dry Store; and
- Wet Serve Area.
- Licence Area for seating – approximately 98m2
- Internal License Area
- Cafe Wet Dining (in pool hall)
- Dry Serve Area; and
- Dry Dining (in lounge).
- External License Area
- Outside Dining area
The areas of exclusivity are contained to the kitchen, cool room, dry store and service/counter areas including wet serve. The seating and table capacity is confined to the dry and wet and dry dining and outside alfresco areas. These areas are not to be treated as exclusive areas as AQBH patrons and park users may enter these areas although such areas principal function is to consume food and beverage provided by the Cafe.
The south circulation area is a shared zone as this area serves as a thoroughfare for access between other AQBH areas together with access from the kitchen/service area to the dry lounge and outside alfresco area.
There is limited opportunity for seating and table service along the inside south glass wall in this zone. A number of lounges and low coffee tables will be available at the east end of the dry dining area.
The Café operator is required to work closely with Council and Aqualink
The Proponent is required to offer a consistently high standard of food and beverage covering a variety of offerings and price points and that the customer service provided by the cafe will be exceptional. It is also required that food and beverage display cabinetry will be contemporary and unbranded and any other equipment and decor will be of a high tasteful quality. Healthy food options must be available to meet community expectations and healthy eating guidelines for recreation venues.
The operator has scope to complete fit out works as required.
The minimum hours of operation for the Aqualink Box Hill Cafe are as follows:
