Tender Description

⁠⁠⁠This Expression of Interest is an opportunity for submitters with demonstrated expertise and capacity to successfully operate a multifunction venue, including food premises, retail/office space, and function rooms at the Eagle Point Foreshore Hub. The offer is for a maximum 21-year lease, structured as a lease up to seven (7) years, with two seven (7) year options, to be exercised at Council’s sole discretion.

The Opportunity

With unrivalled views over Lake King, this Expression of Interest offers a rare opportunity to operate a Café/Restaurant/event space that provides a high-quality experience for both residents and visitors.

The Eagle Point Foreshore offers a range of attractive points of difference:

• Just 5 km from Paynesville, and 13km from Bairnsdale, there is currently no other café or similar commercial facilities in Eagle Point.

• The hub is adjacent to the Eagle Point Caravan Park.

• The site is accessed by boat with a jetty less than 50m away, offering the opportunity to leverage off the Gippsland Lakes boating lifestyle.

• Eagle Point is a popular destination for walking and cycling from Paynesville along the Paynesville to Eagle Point trail. This commercial site is seen as an opportunity to encourage and support this physical activity, while tapping into this opportunity.

• Nearby facilities include, public berth jetty, boat ramp, Lake King Waterfront Caravan Park, Paynesville to Eagle Point walking track, silt jetties and Eagle Point Primary School.

We envisage that this opportunity will have a significant benefit to Eagle Point and East Gippsland Residents, and visitors. This will be achieved through the successful applicant:

• Providing a high-quality experience for Eagle Point residents and visitors.

• Providing a variety of services that enhance the visitor experience to Eagle Point, which may include takeaway options, equipment hire, events, and/or catering for users of the community space.

• Complementing the Eagle Point natural environment and foreshore.

• Complementing and showcasing the Aboriginal/traditional owner cultural significance of the area.

• Supporting the functions of the Eagle Point Hub through management of the community meeting rooms.

• Supporting community activity, including the Eagle Point Primary School.

• Respecting and complementing the cultural significance of the area, which is incorporated into the facility design.
