Tender Description

Council is seeking a suitably qualified design and construct contractor to undertake construction of roof replacement works at South Kingsville Community Centre.

South Kingsville Community Centre (SKCC), a dynamic facility established in 1993, has a long history of leaks and persistent roof repair issues. Previous testing identified leak locations, and temporary repairs in October 2023 stopped the leaks. Subsequent pressure testing showed no apparent leaks. However, multiple leaks have been identified around the building this year, necessitating a solution.

This project involves the complete removal of the current commercial roof and the installation of a new commercial roof, a more durable system, ensuring enhanced protection and longevity for the property. The existing air conditioning system, ducting, sky light, roof access equipment and other identified items will need to be removed during the work and reinstalled and commissioned as per existing locations and supplied engineering drawings from prior install provided. There is some interior damage from leaks that need to be assessed and fixed up.

A mandatory site inspection will take place on 14 August 2025 from 3:30 pm to 4:30 pm. Tenderers are required to confirm their attendance by registering. Project Site - South Kingsville Community Centre, 43 Paxton St., South Kingsville, VIC 3015.

Please note a mandatory site visit is required where all prospective tenderers must attend to gain a firsthand understanding of the project site, scope, and conditions. This visit provides an opportunity to assess site-specific factors, clarify any technical requirements, and address potential constraints that may impact the work. Attendance is compulsory, and failure to participate may result in disqualification from the tender process.

Tenderers are typically required to register their attendance and may need to sign an attendance sheet as a proof of compliance.
