Scope of Works
To undertake a comprehensive refurbishment of the entire three-bedroom dwelling at 29 Kowanyama St, ensuring it is brought to a fully refurbished and habitable standard. This refurbishment encompasses, but is not limited to, the following key elements:
• Repair concrete paving pothole and resurfacing to ground floor areas.
• Install PVC Skirting to ground floor areas.
• Replace damaged/rotted fascia board.
• Removal of existing vinyl, supply and installation of new vinyl flooring throughout all designated areas.
• Removal of existing tiles in bathroom, supply and install new tiles to ceiling height.
• Installation of a new external steps, decking and balustrades to front and rear property.
• Supply and installation of a completely new kitchen.
• Supply and installation of a completely new toilet and bathroom area.
• Removal and installation of new windows
• Remove louvres below windows and board/closed it off
• Preparation and application of new internal and external paintwork.
• Undertake any other necessary works required to bring the dwelling to a fully refurbished and habitable standard.
The Contractor shall be responsible for undertaking site measurement prior to ordering of materials, providing all necessary plant, equipment, personnel, materials, and resources to execute and complete the refurbishment works to the required standards.
This includes, but is not limited to:
• Comprehensive site management and supervision.
• Supply and delivery of all materials, including freight costs to 29 Kowanyama St.
• Provision of essential site services, including power and water (if not available on-site), and all necessary temporary facilities.
• Implementation of hardstand areas for machine and material storage (as required) and adherence to all necessary environmental protection measures.
• Execution of quality assurance, testing, and reporting.
• Comprehensive waste management and thorough site clean-up upon completion of works.
• Management of all aspects of coordination for site access and the timely delivery of all material resources to the project location.
• Close coordination of the work schedule and material deliveries with the Council and/or their nominated representative as required.
In Contract:
• Mandatory site visit and measure up
• Internal vinyl flooring installation and tiling
• Replacement of new decking, balustrades and step tread
• Repair concrete potholes and resurfacing
• New paint work
• Electrical and plumbing fitouts, fittings, fixtures, etc
• Remove and install new windows
• Remove louvres and board it off.
• Kitchen and bathroom upgrades
• Connection and installation of water, sewer, drainage etc to existing system
• Any other miscellaneous items not listed above
Not in Contract:
• Replacement of Air Conditioning split system
