Lake Maintenance (WA) Pty Ltd on behalf of the Department of Communities (DOC) is seeking EOI from suitably qualified and experienced contractors to undertake a refurbishment at 7 Ashley Street, Derby in the Derby area.
The purpose of this project is to complete a refurbishment of one property in Derby. EOI documents are available for download together with technical specification V11.
Scope:
Lounge - Approx 5.3 x 4.8x 3.6m
- Repepair all plaster holes in walls - Approx 1m
- Replace any Skirting deemed affected by termites. - 13.3 l/m approx 66mm x 18mm Jarrah
- SAI metal aircon hatch and Panel
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- Remove any deconmissioned switches off walls And patch holes 2x old aircon
- Repalce x 1 and test to ensure correct function
- SAI x 1 near new air con hatch
Dining - Approx 4.5x 2.9
- Repair any holes in plaster - 1m
- Refit - currently laying on ground patio side of dining - There are 2 x slide doors in dining
- Ensure both doors and screens slide correctly and locks work. Repair if needed
- Install Crimsafe to both
- Repair hole in ceiling approx 1m2
- Replace x 2 with LED
- Install new phone/NBN point and test
Kitchen - Approx 3x3m
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- Replace x 1 with LED flouro
Passage 7x1m
- Replace any damaged shelving or effected by termites
- Replace x 1 including handle
- Replace Approx 4.8 L/M of skirting
- Replace passage entry door with solid core door + replace handle
- Patch all holes in passage walls and ceiling (from old light) Approx 3m Will include stipping wall behind shower to repair frames
Bathroom 2.4 x 1.8
- Remove all floor and wall tiles , bath shower and surrounds + vanity splashback included
- Remove complete bottom row villa board in bathroom and inspect framework. Photograph and report variation if needed
- Renew bottom row villa board
- Remove and dispose of existing and SAI new x 1
- Replace x 1 solid core + handle + hinges - and door frame (Waterproof)
- SAI x 1
- SAI x 1
- Soap dish x 1 to shower + 1 to bath
- SAI x 1
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- Install new 900mm wide nib wall between bath and shower up to roof for fastening
- SAI new flickmixer and shower Satyfast shower rose
- SAI Vanity basin
- SAI flickmixer, and 2 x mini stop taps in cupboard
- Install new bath
- Install new concealed breach
- Replace taps with safety Taps + new spout
- Renew all basin splashback, shower ,bath, floor, wall and skirting tiles ensure all waterproofing installed. Entire wall behind door to be tiled to 2m, as is shower. Basin splash back tiled up to window bottom and contiued around bath and on bath side of nib wall. The front of nib wall to be tiled, also with aluminum edging strip installed, as on bath front edge. Walls 200x 400 gloss white Floors 300 x 300 Homeland grey
Laundry 2.6 x 2.1
- Remove bottom Villa board to laundry trough walls and inspect frame for damage. Photograph framework + provide
- Variation needed for any framework repaired. Replace bottom villa board to trough walls
- Renew solid core door and timber frame. Renew hinges, handle dead lock and weather seal
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- SAI x 2 remove and dispose of current
- SAI x 1 and switch
- Replace x 1 with LED -
- Renew with easy clean taps and goose neck wall spout
- Renew concealled breach
- Replace x 1 set and cover plates
- Replace all splashback + floor + skirting tiles Ensuring water proof membrane used Walls 200 x 400 gloss white Floors 300 x 300 Homeland Grey
Toilet 1 x 1.7
- SAI new Caroma Aire S trap suite, mini stop and flexi hose
- Replace all tiles. Ensuring water proof membrane used 200 x 400 gloss white on walls 300 x 300 Homeland Grey
Bed 1 - Approx 3.5 x 3.3m Middle room
- Replace any damaged or effected by white ants
- SAI metal Aircon hatch and panel
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- SAI x 1 near new air con hatch
- Replace light with 2 x LED Down lights
Bed 2 (Front RHS ) - Approx 4.1 x 3.3m Rear right
- SAI metal aircon hatch and Panel
- SAI x 1 remove current
- Service to ensure correct function including rollers, handle, locks and rubber inserts + keys for locks - if no lock install
- Replace any damaged or efected by termites
- Replace light with 2 x LED Down lights
- SAI x 1 near new air con hatch
Bed 3 (Rear RHS) - Approx 2.7 x 3.4m Rear left
- SAI x 1 remove current
- SAI metal aircon hatch and panel
- Replace any skirting effected by termites
- Renew Internal shelving damaged by termites 2 x 700mmH 500 Wide 2 shelves
- Replace light with 2 x LED Down lights
- SAI x 1 near new air con hatch
Entry 3.1 x 1.2m
- Fix all holes in plaster walls and ceiling, Renew plaster around new switch board once installed. Approx 1m
- Install new solid core front door, new dead lock, and hinges, weather seal.
- Install new crimsafe screen to front door
- SAI x 1 Remove current
- Replace any skirting effected by termites - Approx 6.6 L/M
- Remove existing light, SAI 1 x LED downlight -
- Remove old and bracket, SAI 1 x new smoke detector
- Renew/Upgrade switch board in wall
- Complete compliance and safety Certificate
Storeroom
- Repair holes in Cement sheeting - Approx 1 L/M
- Replace missing cornice approx 2m
- Install new solid core front door, new dead lock, and hinges, weather seal - Weatherproof
- Install light globe to light
Carport and Alfresco
- Remove custom orb roof cladding then install with new custom orb once roof is repaired Approx 65m2
- SAI anti con under new roof sheets Approx 65m2
- Remove external eaves ceilings & install new 6mm cement sheeting when roof fixed Approx 42m2
- Remove and repair/replace roof trusses, timber battons & ceiling joists as required to affected area.
- Complete complince and certificate on roof works repaired. Do not think BA3 is required for this job as just repairing sections like for like.
