⁠⁠⁠The Central Markets, a vital location in Adelaide, stands as a vibrant hub that requires ongoing maintenance to preserve its significance and functionality.

An essential step towards ensuring the continued performance and longevity of this landmark site involves addressing the findings of the comprehensive condition assessment conducted by GHD in 2021. This assessment has identified pressing issues that demand immediate remediation for the enhancement of roof performance.

In light of the adverse state of the existing roof structure, the GHD report strongly advocates for the implementation of a comprehensive solution.

Recommendation to implement full replacement of the entire commercial roof be pursued, encompassing critical components such as roof cladding, rainwater goods, flashings, flashing trays, box gutters, barge capping, overflows, downpipes, and purlins. The proposed Long-Term Option of a complete roof replacement emerges as the most viable course of action. This approach, as opposed to a partial or staged "short term" replacement, is rooted in the necessity to mitigate a spectrum of heightened risks associated with an incremental approach.

The primary objective is to prepare for the upcoming construction phase slated for the 2024-2025 timeframe.

The project scope is complex and will necessitate the expertise of various disciplines. This includes, but is not limited to, professionals in fields such as Structural Engineering, Architecture, Service Engineering, Building Certification, Surveying, Quality Assurance Consultation, and more

In addition, special attention must be directed towards the unique circumstances surrounding the adjacent "One Market" area, which has undergone partial demolition. The design strategy should adroitly account for this situation and harmoniously integrate the two distinct segments. A keen emphasis on meticulous coordination and meticulous planning is required to bridge the gap between the existing structure and the site's future vision.
