The Precinct

The Fitzroy Gasworks (FGW) precinct is located in a high-amenity area at the intersection of Fitzroy, Collingwood, Fitzroy North and Clifton Hill. Within an 800m walking radius, the site has seven primary schools, and one year 10-12 campus. The site is within easy walking distance to the major parks such as Edinburgh Gardens and its associated facilities. It is also close to the Fitzroy Pool and Bargoonga Nganjin North Fitzroy Library. The site benefits from its proximity to the well-established shopping and hospitality neighborhood centre. The FGW site is an important part of Fitzroy North's industrial and social heritage.

The site is of both state and local significance, presenting as an opportunity to direct urban housing growth to a location with high levels of amenity and access to public transport and surrounding activity centres. At a local level, the site currently exists as a 'blockage' in the urban fabric. The redevelopment and renewal of the site will provide an opportunity to establish links to missing connections, open space and a safe and welcoming environment.

The revitalization of the precinct will include:

  • Approximately 1,200 apartments, 20 per cent of which will be Affordable Housing.
  • Flexible spaces at ground level, capable of accommodating commercial, office and community uses.
  • A community facility to be developed in consultation with Council.
  • Most long term car parking to be located underground.
  • Two bicycle spaces per dwelling.
  • 8.7% per cent of the site to be offered as public open space, with additional communal open space associated with residential development.
  • A comprehensive suite of sustainable development features.
  • Adaptive reuse of the Valve House.
  • A 650-student senior high school to provide extra capacity for students from Collingwood College and Fitzroy High School (already built).
  • A six-court sports facility integrated with the school that caters for a range of sports(under construction).
  • A new accessible tram stop on Smith Street.
  • A new pedestrian crossing and traffic management
  • Works on Queens Parade.

The Parcel

Parcel A sits in the South-Western corner of the site, at the intersection of George Street and Alexandra Parade. The Parcel is separated from the School and Sport Courts frontages to the North by the 'Southern Access Road' off George Street, and Southern Gore Street separates Parcel A from Parcel B to it's East.

It is proposed that Parcel A will contain two high-density residential towers (Building M and Building L), constructed over a shared two-level basement carpark, with entry via Southern Gore street.

Delivery

Development Victoria will launch its Build-To-Rent pilot on Parcel A at FGW, creating a residential development being specifically designed and built for rental occupation, to be held in single ownership as a long-term revenue-generating asset.

The design for Building M (BTR) is 10 levels and indicatively will provide over 200 apartments and associated ancillary spaces including landscaping, civils works and two levels of basement carparking.

The design for Building L is 10 levels and indicatively will provide 120 apartments and associated ancillary spaces.
