Parks Victoria is seeking a suitably qualified operator with excellent customer service experience to provide engaging and high-quality cave tours for visitors to the Princess Margaret Rose Cave Precinct.
This is a rare opportunity to secure a lease in a National Park and showcase one of Victoria’s most decorated limestone caves to domestic and international visitors. Positioned at the top of the cliffs next to the Glenelg River, the site offers direct access to the river, walking trails, stunning views upstream, and an idyllic picnic and camping area with lots of wildlife. It is a great place to connect with nature and it presents the opportunity to service increasing demand for nature-based experiences, and once again establish Princess Margaret Rose Cave as an important attraction of the greater Limestone Coast cave region.
Applicants can propose to lease all or part of the available lease area for a term of up to 21 years.
Key elements of the opportunity include:
- Engaging, informative and high-quality guided cave tours.
- Visitor Centre (not refurbished) with flexibility for Applicants to develop to suit their business model (e.g. ticket office, food and beverage, souvenirs, local art and craft, etc). Parks Victoria will make a contribution toward the refurbishment and new fit-out of the Visitor Centre. The financial contribution is up to $50,000, subject to submission of appropriate site-specific plans.
- Campground with nine unpowered sites for tents and three caravan sites, plus three huts with two sets of bunk beds each (proposals to add additional huts may be considered). Note, there are no functioning toilets or showers at the campground.
- Three-Bedroom Residence on site.
- Direct pedestrian access to Glenelg River including non-exclusive use of jetty.
Site Inspection - Princess Margaret Rose Cave
A briefing session will be held at Princess Margaret Rose Caves Road, Lower Glenelg National Park, Mumbannar, Victoria, Australia, 3304 on 21 June 2023 at 02:00 pm.
Notes: The cave is 15km north of Nelson and 27km from Mount Gambier.
A site visit is a pre-requisite to submission and consideration of a bid.
