Tender Description
Kainga Ora is looking for a head contractor with the following project-specific attributes:
• Has completed similar remediation project(s) within the last 5-10 years;
• Experience in refurbishment and reconfiguration of internal fit outs of apartments/units;
• Demonstrated ability to deliver in the Palmerston North area;
• Personnel proposed for the project have experience in similar remediation projects; and
• Ability to identify current and potential project risks and to present these as analytical risk assessments.
Project scope
The project scope includes:
- Address roofing weather tightness issues – redesign existing roofing, reset external pitch, upgrade insulation levels, new external rainwater goods;
- Rectify external building defect issues – concrete and cladding defects, and poor insulation levels to the buildings;
- Services upgrades, eg electrical and heating systems;
- Replace existing window joinery with double glazed, aluminium framed windows, upgrade tenants’ flat doors and main block doors;
- Upgrade tenants’ flats internally with new kitchens and bathrooms, insulation and ventilation, heating provision, floor coverings and redecoration;
- Internal refurbishment and redecoration of communal areas;
- Replacement and upgrade of fire compliance and compartmentation systems, heat and smoke detection measures to both the communal areas and individual tenants’ flats;
- Security improvements incorporating access control to block entrances, CCTV monitoring systems, external and internal lighting, incorporating CPTED principles;
- General making good of external grounds including car parking, lighting features and waste disposal measures, incorporating CPTED principles
