The primary objective of this of the Rotorua Lakefront Redevelopment is to develop a world class lakefront experience for locals and visitors which is second to none in New Zealand, to enhance our economy and encourage people to return and stay for longer. It will be a unique lakefront experience delivered The Rotorua Way. Once complete, it is anticipated that private investment surrounding the site will lift the quality of the experience, offer short term and permanent work and training for our local population and offer opportunities for project development.

This engagement is for architectural services to two separate buildings, a Whare Waka and a new Commercial Building. Both are located at Rotorua Lakefront and form part of the overall redevelopment of the lakefront.

1. Whare Waka - Concept to Preliminary Design
Due to the bespoke, specialist, and cultural aspects for this piece of work it is proposed the following procurement process is undertaken:

• Architectural design from concept to prelim design stage (this engagement)
• The build is then tendered on a design and build basis
• Contractor assumes responsibility for the remaining detailed design and build.

For budgeting purposes, we ask the respondent to price for the full delivery of design and construction observations. However, this additional scope may be part of a separate procurement process.

2. Commercial Building - Concept to Preliminary Design
Initial appointment will be for concept to prelim design only in order to:

• Define building layout
• Define external look / feel
• Assist in defining structural concept
• Understand high-level build costs

For budgeting purposes, we ask the respondent to price for the full delivery of design and construction observations. However, this additional scope may be part of a separate procurement process.
