SCOPE OF WORKS – Workshop Compound Upgrade
The Contractor is required to allow supply & installation of all items noted within this Scope of Works & shown on the Project plans unless specified as provided by the Client.
This includes Labour provided by licensed & qualified trade contractors as well as any required travel, accommodation, and freight of materials to site.
1 DEMOLITION (Refer Architectural Site Plan);
1.1 Allow for all services to be disconnected & make safe prior to commencing demolition of sheds. (Refer to plan 1487-SK100).
1.2 Contractors to allow to remove all existing shed structures to leave flush finish at slab or ground level. (Excluding the Roadworks shed refer 1.5 below).
1.3 Where concrete slabs exist in sheds, contractors should allow to leave existing slabs in place and cut any existing structural members at top of slab.
1.4 All demolition rubbish is required to be removed by the Contractor & transported to the Kowanyama dump (no dumping fees are applicable to this waste).
1.5 The roadworks shed will require complete removal of the existing slab to install all required footings and slab in accordance with the structural design provided by shed supplier.
1.6 Concrete cutting will be required to existing slab where proposed toilet / kitchen is to be installed on site – required for structural foundation design by Structural Engineer Ross Argent. (Refer to Engineer SK20069-01 to 03).
2 ELECTRICAL WORKS (Refer Sequal Electrical Design – 2970-E01 Rev 03);
2.1 Disconnection of existing electrical supply to all sheds & toilets prior to demolition commencement.
2.2 Current electrical supply for the carpentry shed is installed to the roof cavity of the Road works shed requiring demolition – Property Pole to be installed on boundary & trench power mains to existing Carpentry Main Switchboard. This work should be completed to minimize time Carpentry shed is without power.
Any power shut downs will require notification to the Project Manager noting date, time and expected down time.
2.3 Allow for supply & installation of all required Electrical in accordance with Sequal design including but not limited to power supply for Kitchen / Toilet & New Roadworks shed.
2.4 Roadworks shed will require emergency lighting, general lighting & power in accordance with Sequal design
2.5 Testing, Commissioning & Form 16 to be provided on completion of Electrical works to site.
3 PLUMBING CONNECTIONS – WATER / SEWER (Design & Construction by Plumber) Refer to 1487-SK102)
3.1 Existing sheds / toilet block will require disconnection prior to demolition commencement on site.
3.2 Where applicable, KASC Plumbers will be responsible for providing water & waste within 1m meter of new works to site. Please allow to liaise with KASC Plumbers where required.
3.3 Connection of new Ausco Kitchen / toilet unit (provided by the client) following installation by the Builder.
3.4 Allow for supply & installation of ‘Combo Aerated Deluge Shower & Eye Wash Station’ to new roadworks shed (externally) – Location to be reviewed & confirmed on site during construction. Ideally this will be located near the end of the roadworks & carpentry shed for use by both departments.
3.5 Allow for supply & installation of two stainless steel sinks with tapware (electrical area & roadworks) – 1000W x 600D Stainless sink with single left bowl & 60mm single splash back.
3.6 Allow for 2 external taps to be installed to Work roads shed. Ideally this will be located near the end of the roadworks & carpentry shed for use by both departments.
3.7 Disconnect & store Fire Hose Reel from Roadworks shed for reinstallation on site following construction of the new Road Works shed.
3.8 On completion of works, Plumber to provide sketch of installation on site plans for Council records & provide a Form 16 that all works are completed in accordance with required standards.
4 BUILDING WORKS
4.1 All kit sheds are to be supplied & freighted to site by the Client. (Engineered plans included in tender package).
4.2 The Client will provide all Concrete required for works & the Contractors must provide an estimate of quantities required for each element with estimated timeframe in program (i.e. Week 3).
Please note the Concrete Plant is run intermittently by a Contractor & advanced bookings will be required to coincide with other works in the community.
4.3 In accordance with the Engineers design allow for foundations and hold downs to be constructed to install Ausco Kitchen / Toilet.
4.4 Undertake complete construction of Road works shed in accordance with Engineering provided – shed supply & freight by the client.
4.5 Undertake complete construction of open Plant shed in accordance with Engineering provided - shed supply & freight by the client.
4.6 All footings must be installed with suitable concrete cover above finished ground level to maximum life span and minimize the occurrence of corrosion / rust.
4.7 Installation of awning to existing carpentry shed in accordance with Engineering provided – supply & freight by the client.
4.8 Allow for alteration to site internal fencing due to demolition of sheds as shown on plans (Refer to 1487-SK101).
5 GENERAL WORKS / CONDITIONS
5.1 The workshop compound is currently utilized by Kowanyama Aboriginal Shire Council workers and during construction works this will be a shared area. The Builder needs to allow to liaise with Council workers utilizing other areas of the compound & use safety mesh to isolate areas dur
