Construct Staff Housing at 41 Moriarty Street, Nogoa Rise Estate, Emerald, QLD 4720, Lot 121 - SP242692

⁠⁠⁠Central Highlands Regional Council (CHRC) are planning to provide staff accommodation at 41 Moriarty Street, Nogoa Rise, Emerald and are looking for experienced builders to carry out this work.

The accommodation is to include six Sole-Occupancy Units (SOUs) and is a Class 2 building. Each unit is to be a separate fire compartment. There is a requirement for acoustic treatment between units to satisfy the provisions of the NCC. Accommodation will be provided for one Persons with a Disability (PWD) unit, compliant with AS1428.1 Design For Access and Mobility.

Construction will be single story, slab on ground and domestic in nature. External walls are mainly brick veneer on a lightweight frame. Walls separating SOUs and public corridors are to be fire and acoustically rated and constructed from masonry along with lightweight walls and suitable fire and acoustic plasterboard treatment.

The roof is to be framed (no trusses) with corrugated Colorbond sheeting.

Civil works and landscaping are to be included as part of the building contract.
