The Department for Infrastructure and Transport (SA) is seeking suitable premises available in the market for Government Office and Clinical Accommodation with fit-out, offering circa 2,500m² (NLA), within 5km of Flinders Medical Centre, available from Q2-Q3 2027.

Scope

The brief of requirements includes:

• Location: Premises should be situated within 5km of Flinders Medical Centre and closely linked with public transport
• Office Area (NLA): Approximately 2,500m²
• Fit-Out: Lessor fit-out to Lessee's plan required, subject to agreeable terms. Respondents should provide any existing plans in their proposal
• Car Parking: Up to 200 onsite car parks desirable, including EV charging facilities. Respondents should confirm parking in their proposal
• Building Requirements: Secure backup power, 24/7 access for staff, secure reception for public access, excellent access to public transport, and end of trip facilities
• Building Grade: Grade A office accommodation as classified by the Property Council of Australia. Preference will be given to premises which perform to current earthquake standards
• NABERS Energy: Minimum 5 Stars
• Building Deficiencies: Respondents should identify if the building is deficient in the presence of combustible cladding products, or in full disabled access to current Australian Standards and Building Codes, including requirements under the Disability Discrimination Act 1992, for staff and clients, to all areas of the premises and car parking
• Availability for Occupation: The State has a preferred occupation date of Q2-Q3 2027
