Lease of Thirroul Beach Cafe

⁠⁠⁠Wollongong City Council (Council) wishes to engage an experienced operator to lease the commercial food and beverage business located at Thirroul Beach Cliff Parade, Thirroul, NSW 2515 also known as Part Lot 30 & 31 Sec 3 in DP 2185 & Part Lot 405 in DP 881119.

The Cafe is situated on the doorstep of Thirroul Beach with high-foot-traffic from the beachgoers, surf club patrons, locals and tourists.

The proposed lease agreement is for an initial period of five (5) years, with an option to extend for a further five (5) years with any such extension in accordance with the provisions of the lease. The site includes a licenced outdoor area which enhances its appeal to embrace the ocean view.

The premises will be handed over with no fit-out provided and the successful respondent will be required to provide a full cafe fit-out including fixtures and fittings such as kitchen equipment, display cabinets, refrigerators and coffee makers as well as any external shade protection.

Tenderers are required to include details in their business plan response, outlining the proposed fitout plans and estimate of proposed costs and timeframe to accommodate the works. The successful tenderer will not take possession of the property until approximately September 2026 to begin their fit-out works.
