Arena Joodalup DAIP Kitchens Upgrades

⁠⁠⁠Venues West is seeking a suitably qualified contractor to undertake the upgrade of the Arena

The scope of works includes all activities required to upgrade both kitchens (ground floor/first floor) and two offices (ground floor/first floor), at Arena Joondalup. The key components of the scope of work are outlined in the technical Specification and design drawings, included and not limited to the following:

• The Contractor shall prepare and present a logical staged works plan divided into two stages.

Stage 1 will prioritize the ground floor areas, including the kitchen and office, and Stage 2 will address the first-floor kitchen and office areas.

• The staging methodology must be designed to minimize disruption to surrounding offices and function spaces, ensuring continuity of operations throughout the construction period.

• The Contractor shall apply, obtain, and pay for a building permit if required.

• The Contractor shall convene a kickoff meeting within 7 days of acceptance of the Tender. The meeting must include:

• Confirmation of the agreed commencement date
• Presentation of the construction schedule, including:
• Major construction tasks and sequencing
• Required authority approvals
• Lead times for materials, equipment, and subcontractors
• Defined hold points and associated inspection or approval requirement.

• Prepare and present a dilapidation report 3 days prior the commencement of site work, including images and comments, in PDF.

• Ensure all services are identified before the demolition, please allow for scanning.

• The Contractor shall make safe, demolish, and remove from site all redundant services and infrastructure that are not required for the scope of deliveries

• Modify existing connections and installations to receive new work where required.

• Repairs to suspended ceilings.

• Relocation of fire sprinklers services.

• Supply and Install materials and finishing as per the specifications and ensure meet Australian Standard 1428 Access & mobility;

• Coordinate all construction activities and maintain effective communication with the Principal, and allow regular progressive meetings.

• Protection of existing assets including floors, structures, celling, and access path from the construction site to the laydown areas.

Briefing

A briefing session will be held at Kennedya Drive, Joondalup on 24 Mar, 2026 10:00 AM.

Attendance at the briefing is a pre-requisite to submission and consideration of a bid.
