Tender Description
Expressions of Interest are invited from experienced Design & Construct builders for the delivery of a DA-approved 3-storey commercial building with a single basement at 51–59 Alexander Street, Crows Nest.
Project Overview:
• Demolition of existing minor structures
• Basement excavation and shoring to three boundaries
• Construction of a 3-storey commercial cold shell building with a single basement
• Type A Construction with lift installation, services integration and public domain works
• Site area: 825m² (effective area ~790m² including setbacks)
• GFA: ~1,700m² (excluding basement and service areas)
Applicants must demonstrate:
• Unrestricted NSW Builder’s licence
• Minimum 5 years of experience in commercial construction
• Proven delivery of comparable Type A commercial D&C projects
• Experience in basement excavation and shoring
• Established consultant and subcontractor network
Procurement Strategy - 2 Stages:
Stage 1: Assessment of contractor capability and submission of an indicative cost estimate.
Stage 2: Shortlisted contractors will be invited to participate in a detailed tender process, including refined design development, documentation review, and lump-sum pricing.
Stage 1 submissions close 16 March 2026.
