Silverpoint CTS 5844 – Main Beach, Queensland
The Body Corporate for Silverpoint Apartments (CTS 5844), Main Beach QLD, invites suitably qualified and experienced Building Managers or Building Management Firms to submit a tender for the provision of Building Management Services at this high-rise residential scheme.
Silverpoint has recently transitioned from a long-term live-in caretaker model to a professional, non-resident building management service delivery arrangement and is now seeking to appoint a Building Manager under a structured and transparent tender process.
Scope of Services
The appointed Building Manager will be responsible for the operational management of the common property and coordination of service contractors, including but not limited to:
• Scheduled on-site attendance (Monday to Saturday)
• Supervision of contracted services (cleaning, gardening, pool, fire, lifts and trades)
• Preventative maintenance planning and inspections
• Reactive maintenance coordination
• Contractor procurement and supervision
• Compliance oversight (fire safety, WHS, lifts, pool safety)
• Resident issue triage and follow-up
• Minor hands-on maintenance works (where appropriate)
• Regular reporting to the Committee and Body Corporate Manager
This role does not require concierge services or 24/7 on-site presence.

Mandatory Requirements
Tenderers must demonstrate:
• Appropriate QBCC licence (where applicable)
• Public Liability Insurance
• Professional Indemnity Insurance
• Workers Compensation (where applicable)
• Proven experience managing comparable high-rise residential buildings
• Demonstrated contractor supervision capability
• Ability to provide reliable scheduled on-site attendance
• Clear escalation and after-hours protocols
• Transparent reporting processes
• No undisclosed conflicts of interest
Tender Process
The tender process will involve the following stages:
- Initial Expression of Interest (EOI) submission, including proposed pricing
- Site inspection for shortlisted applicants
- Interview and evaluation process
- Commercial negotiation with one or more preferred respondents
- Recommendation to the Committee and presentation to owners for approval at a forthcoming Extraordinary General Meeting
Tenderers are encouraged to ensure that submitted pricing reflects the service requirements outlined in the attached Scope of Duties and Draft Agreement.
