Construction of Woollamia Depot Administration Building and Associated Works
Description of works:
1. Site Establishment and Preparation
- Verification of existing site conditions and services.
- Site set-out and survey as required.
- Establishment of temporary facilities, including temporary depot amenities (toilets and handwashing), temporary services, fencing, hoardings and safety/ wayfinding signage.
- Provision and maintenance of a clear, safe and accessible pedestrian path of travel between parking areas, entries and operational areas for the duration of the Works.
- Traffic and Pedestrian Management Plan (TMP) for a live operational depot, to be prepared and implemented in accordance with the Special Conditions.
- Protection of existing assets and services; no service interruptions without prior written approval (refer Outages).
2. Demolition and Hazardous Materials
- Internal and external demolition works as shown or reasonably inferred from the Contract Documents.
- Removal of existing elements, structures, fixtures and finishes.
- Identification, removal and lawful disposal of hazardous materials, including but not limited to asbestos-containing materials and lead-based paint, in accordance with legislative requirements.
- Making good and reinstatement following demolition and hazardous materials removal.
3. Structural Works
- Foundation works including excavation, construction and inspection (where required).
- Structural framing, roof structures and load-bearing elements.
- Structural modifications and strengthening necessary to support the refurbished building layout and imposed loads.
4. External Building Works and Façade
- Removal and replacement of roof materials, including flashings, gutters and downpipes.
- Installation of new external windows and doors.
- External wall and façade works.
- Construction of new external decking, pathways and associated building interfaces.
- Drainage works to be constructed in accordance with the approved drainage performance solution report and drawings issued with the
Contract Documents (construction only; no design development). Additionally the requirements of the Section 68 certificate.
5. Internal Building Works and Upgrades
- Construction of new internal partitions and reconfiguration of existing spaces.
- Installation of new internal doors, windows and glazing.
- Refurbishment of floors, walls and ceilings.
6. New Facilities and Functional Spaces
- Construction of new offices and open-plan administration areas.
- Upgrade and installation of staff amenities.
- Construction and fit-out of a new staff kitchen, including joinery and fixtures.
7. Accessibility and Compliance Upgrades
- Provision of an accessible car parking space and compliant access paths.
- Building modifications required to meet accessibility requirements under the NCC and relevant Australian Standards.
8. Internal Finishes, Fixtures and Fittings
- Painting and finishing works.
- Floor finishes and wall finishes.
- Supply and installation of fixtures, fittings, joinery and furniture as documented.
9. Building Services
- Electrical services, including wiring, lighting, power, testing and commissioning.
- Hydraulic services, including plumbing, fixtures, pipework installation and testing.
- Mechanical services, including HVAC systems, ventilation and associated works.
- Coordination, testing, commissioning and certification of all services.
10. Other Works
- All works reasonably inferred from the Contract Documents or necessary to complete the Works.
- Final cleaning, commissioning, certifications, as-built documentation and handover required for Practical Completion.
11. Contractor Responsibilities
Without limiting the Contractor’s obligations under the Contract, the Contractor shall:
- coordinate all trades, subcontractors and services;
- allow for staging and sequencing appropriate to a live operational site;
- comply with all WHS, environmental and quality requirements; and
- deliver the Works to Practical Completion in accordance with the Contract.
- comply with approved working hours set out in Annexure Part A, and obtain written approval for any out-of-hours work;
- provide notice for planned service outages in accordance with the Special Conditions and obtain written approval prior to any interruption;
- engage with the AED and comply with all inspection and certification processes required by Council and the AED;
- maintain security and access control measures, inductions and visible ID in accordance with Council directions;
- implement environmental controls suitable for an occupied site (dust, sediment, noise, vibration, waste and spill response).
