General Conditions and Works Description

The works comprise the removal of one existing aged Trane chiller and its replacement with two (2) modular chillers at the Southern Cross University Lismore Campus, serving the T Block laboratory building. The scope includes, but is not limited to, associated electrical modifications, demolition works, control system alterations, and the supply and installation of the new chiller plant.

The intent is for these works to be delivered as a Design and Construct (D&C) project, closely aligned with the provided design documentation.

The new plant shall provide cooling to T Block and shall include provisions for future conversion to operate as the heating hot water system for T Block. At that future stage, cooling for T Block will be provided by T Block Chiller Plant 2 following its upgrade.

All works shall be carried out by the contractor under a Design and Construct arrangement and shall comply with this specification. Builder's works are deemed to be included and shall form part of this contract. All electrical works and other associated trades and services required to deliver a complete, fully operational installation shall be included under this contract.

The contractor shall work closely with the project engineer and Southern Cross University to fine-tune and commission the systems to achieve optimum performance, efficiency, and reliability.

All works shall be undertaken in accordance with timeframes nominated by Southern Cross University. No works shall proceed without prior approval.

The contractor shall allow for maintaining cooling to T Block throughout the works and shall plan the chiller change-over to occur during cooler weather, within normal working hours.

Provision shall be made for site witnessing, commissioning, and performance testing in conjunction with Southern Cross University.
