Tender Description

DevelopmentWA, through its agent Cushman and Wakefield, is calling for EOI Submissions from developers, investors and consortia with the experience, capability and capacity to acquire and develop proposed Lot 9500, a 5.03 hectare mixed use site, forming part of Cockburn Central West.

The Successful Proponent(s) must demonstrate:

(a) a project vision that is aligned with the Cockburn Central West Structure Plan framework and the precincts objectives;

(b) a proposal that interacts, contributes and enhances adjacent Cockburn Central Town Central and Cockburn Central West precincts;

(c) experience and capability in successfully delivering projects of similar size, value and complexity; and

(d) the financial capacity to acquire and develop the Land.

Project Objectives for Proposed Lot 9500

Proposed Lot 9500 is a large portion of the final stage of Cockburn Central West.

DevelopmentWA is seeking proposals for the development of proposed Lot 9500 that may comprise mixed-use development, exclusively residential, exclusively commercial, or a combination of both. Options can include student accommodation, commercial premises, or integrated mixeduse formats to strengthen connections between Cockburn

Central West and Cockburn Central Town Centre.

In addition to the land uses, proposals should contribute to the vision for Cockburn Central West, with emphasis on:

  • Place – Develop a vibrant destination with consistent day and night activity throughout the week.
  • Community – Foster health and wellbeing by integrating recreation into the urban fabric, activating ground level with diverse businesses and households.
  • Design – Promote safe movement for all users and enhance microclimate through thoughtful integration of buildings and landscape.
