Tender Description

Tenders are invited for the lease of 140 Currie Street, Nambour.

The whole of the property, having a net lettable area of approximately 1865m2, is offered for lease in an ‘as-is’ condition. The property comprises two levels of office accommodation and two basement levels:

  •  Level 1 - approximately 900m2 NLA
  •  Level 2 - approximately 965m2 NLA
  •  Basement - secure carparking for 40 cars and end of trip facilities.

The whole of the property is to be offered for lease, noting Council will maintain access to a number of secure car parking spaces and use of the end of trip facilities located in the basement. Whilst proposals for smaller areas/part floors may be considered, the building layout and services configuration is not conducive to this, and is best suited to a whole of building or whole floor lease/s.

The building is currently approved and certified as an office building for professional and/or commercial purposes (Class 5). It should be noted that a change of use to an alternate Building Class is unlikely to be a viable proposition due to the associated building certification and compliance requirements. However, Council will consider all proposals for use of the building submitted during the tender period.

The property is in a ready state for occupancy and is immediately available to lease with an initial lease term of up to 10 years, with options to extend. Initial lease terms of greater than 10 years may be considered.

Respondents must satisfy themselves that they can adhere to all conditions of the draft Lease. Submissions must identify any departures or deviations from the terms of the draft lease.
