Tender Description
HGA Group invites experienced and licensed residential builders to submit proposals for the construction of 25 two-storey houses in the northern suburbs of Sydney, NSW. All necessary documentation is in place, and the project is ready to commence as soon as a builder is selected.
Project Information
Quantity & Type of Houses: Construction of 25 two-storey detached houses
Architectural & Engineering: Builder needs to build according to the architectural plans, structural engineering, and specifications.
Site Work: Builder needs to do all the site works including but not limit of foundation work, excavation, retaining walls, site preparation etc.
Construction Works: Builder needs to do all the structural framing, roofing, external walls, internal partitions, finishes (flooring, plasterboard, painting), joinery, windows, doors and etc.
Services & Utilities: Builder needs to do all the electrical, plumbing, gas, water, and sewer connections etc.
External Works: Including landscaping, driveways, footpaths, fencing, paving, external lighting etc.
Council / Regulatory Compliance: All works must comply with NSW Building Code, local council conditions, and any DA obligations.
Sustainability / Efficiency: Requirements for energy efficiency, BASIX, water efficiency, or other sustainability standards.
Safety / WHS Requirements: Builder need to provide full site safety plan, management of risks, compliance with WHS legislation.
Pre-Qualification Requirements
All Tenderers must provide:
(1) Company Profile:
Legal company name, ABN / ACN
Years in business
Number of staff, key management (project manager, site manager)
(2) Licensing & Insurance:
Copy of current NSW builder’s licence (or equivalent)
Proof of Home Building Compensation (HBC) insurance
Public liability insurance, Workers’ Compensation, Contract Works insurance, or other relevant insurances.
Certificate of insurance must be provided before any deposit or work begins.
(3) Experience & References:
At least 3 comparable residential projects (multi-house / townhouse / similar scale) completed in the last 5 years
Contact details for client references
(4) Financial Capacity:
Evidence of financial stability (e.g. turnover, bank statements, financials) to demonstrate capacity to execute a 25-house build
(5) Quality Assurance / Risk Management:
Quality control procedures
Site safety / WHS plan
Risk management strategy (e.g. how you handle subcontractor risk, delays, defective work)
