Leasing of former Batemans Bay Community Centre

Council is seeking expressions of interest (EOI) from organisations interested in obtaining a lease of the former Batemans Bay Community Centre, 3-5 Museum Place, Batemans Bay NSW 2536.

The premises are an area of approximately 620 sqm and contain a range of small and larger rooms, offices as well as toilets, a kitchenette and outdoor space. Also includes open plan hall with operable wall (division of internal space into two separate areas).

Submission requirements

Information provided in submissions will remain confidential.

Please including the following information:

1. Organisation name.
2. A brief background of the organisation; include your structure, incorporation and governance arrangements.
3. A description of your proposed activities.
4. Information on your organisation to allow an assessment of your ability to be good tenant including the payment of rent and ability to comply with lease terms.
5. Detailed synopsis of expected community benefits.
6. Proposed use of premises including operating hours.
7. Council proposes to lease the property on a market rent basis as determined by a registered valuer as a minimum. Please confirm you are in agreement with this.
8. Propose the term of lease you would like. A minimum of 24 months is preferred.

Assessment criteria

Your EOI will be assessed against these criteria:

1. Community benefit of proposed use (30%)

Measurable or evidence-based benefit to the community and likelihood it will be achieved:

1. Overall proposal.
2. Evidence of community benefit.
3. Potential value of benefit to community.
4. Duration of benefit - specific project or scope for delivering ongoing benefit.
5. Other potential community use.
6. Scope of benefit - location, community reach, demographics etc.

2. Economic activity (50%)

Level of economic activity expected and likelihood it will be achieved:

1. How the activity generates local economic activity and development.
2. Proposed rental.

3. Sustainability (20%)

Ongoing viability of business proposal:

1. Is the proposal viable/self-sustaining.
2. If not, how likely is it that the activity will continue without ongoing external support.

How to express your interest and submit your EOI

Interested parties must submit a proposal by Thursday 20 November 2025 at 4pm.

• Council will consider if it approves the issuing of a lease, including on what terms e.g. locations, fees etc.
• Council may decide to issue a lease subject to any fee or conditions, and these may vary from those in your EOI.
