New Southland District Council office – Interior demolition

Southland District Council is looking to procure the services of a main contractor and or Demolition company to complete the interior demolition and strip out of the existing three story building ready for new works to begin in January 2026.

The works is summarised as:

•  to carry out a safe and efficient interior strip-out of the existing office building
•  to remove all non-structural elements in preparation for renovation or redevelopment
•  conduct site inspection and dilapidation report (pre-condition survey)
•  disconnect, isolate, or make safe all existing services (electrical, HVAC, plumbing, data)
•  install dust barriers and protection to retained areas (if applicable)
•  erect signage, hoardings, and floor protection as needed.

Removal of:

•  all floor coverings (carpet, tiles, vinyl, timber, etc)
•  internal partition walls (stud or plasterboard – non-load bearing)
•  ceilings (including suspended ceilings, tiles, grids, light fittings)
•  joinery items (kitchenettes, built-in furniture, cupboards)
•  doors, frames, glazing (non-structural or as specified)
•  fixtures and fittings (workstations, shelving, blinds, signage)
•  mechanical, electrical, and fire services fit-outs (ducts, lights, cabling, fire services – as specified)
•  ceiling and roof mounted services.

Exclusions:

•  structural demolition or alterations (eg load-bearing walls, slabs, beams)
•  asbestos or hazardous material removal (unless specifically identified and included)
•  external façade works or roof penetration
•  base-building service alterations or upgrades (unless specified)
•  pest control, deep cleaning, or hygiene services.

Site visits during the tender process will be available on the following days:

1.  Wednesday, 8 of October 10.00am till 12 noon
2.  Thursday, 9 of October 10.00am till 12 noon
