Tender Description
Ventia Pty Ltd has been engaged by the City of Sydney to deliver essential services and critical upgrades across its property portfolio. As part of this program, we are seeking a qualified lift contractor to undertake the full modernisation of two passenger lifts at the Goulburn Street Car Park, located at 101 Goulburn Street, Haymarket NSW.
The scope of works includes the replacement of all major lift components, including solid-state microprocessor-based control systems, gearless AC hoist machines with regenerative VVVF drives, car and landing doors, door operators, locks, hangers and tracks, car operating panels, LCD position indicators, emergency communication systems, compliant pit and top-of-car inspection controls, roller guide assemblies, shaft lighting, and lift distribution boards designed to AS/NZS 61439.1. The contractor must also allow for a Prime Cost Sum of $30,000 (excluding GST) per lift for cosmetic finishes, including design presentations, samples, 3D renders and final installation. The lifts must be upgraded sequentially, one at a time, with minimal disruption to building operations.
The upgraded lifts must meet ride quality standards in accordance with AS ISO 18738, maintain noise levels below 55 dBA, and achieve levelling accuracy within ±5 mm. Emergency evacuation capability via battery backup is required. All works must comply with AS 1735, EN81-20/50, AS/NZS 61439.1, AS 3000, and WHS Regulations. Required documentation includes Safe to Operate Statement, Design Registration, Plant Item Registration, Certificate of Electrical Compliance, Operation and Maintenance Manuals, As-Installed Drawings, and a fire rating opinion for modified doors.

By submitting a tender, the contractor agrees to deliver the full scope of works as outlined in the specification and preliminary guide. The contractor accepts responsibility for all site coordination, safety documentation and compliance. All costs for traffic control, permits, offsite storage and after-hours work must be included in the tender price. The contractor must provide all required certifications and documentation prior to handover. High standards of workmanship and site conduct are expected at all times. Failure to meet any of the outlined requirements may result in rejection of the tender or delays in practical completion.
