Tender Description

The City of Melville (the City) is seeking proposals for 788 794 Canning Highway, Applecross, a 4,921m2 group of undeveloped City-owned properties strategically located within the Riseley Activity Centre.

The City is open to proposals from suitably qualified and experienced developers for:

A long-term ground lease;
An outright purchase of the site; or
A commercial deal structure with the City (e.g. joint-venture, partnership, etc).

The successful proponent will be expected to deliver a high-quality, commercially viable development that contributes positively to the precinct and aligns with the City's broader planning and urban renewal objectives.

Proponents are required to submit a conceptual proposal that demonstrates:

Preferred tenure structure (i.e. ground lease, purchase, or commercial deal structure);
Proposed land use and site layout;
Built form outcomes and architectural approach;
Innovation, sustainability measures and environmental best practices;
Anticipated community benefits and development integration with surrounding area;
Delivery and staging timeframe; and
A clear financial offer or commercial deal structure.
