Tender Description

As the owner and landlord of 317 New North Road, Auckland Light Rail Limited (ARL) is seeking a partner to provide Building and Facilities Management Services.

The successful partner will ensure the building operates efficiently, complies with all regulatory requirements, and provides a safe, high-quality environment for tenants and visitors as well as long-term, secure investment returns.

We seek a partner who can optimise our building’s investment performance and can demonstrate a reputation for excellence in capital management, tenant satisfaction, and building maintenance including management of health and safety matters.

We expect our Partner to play a critical role in helping us achieve this by ensuring:

• Existing leases are actively managed and renewed to ensure capital performance is maintained

• Vacancies are minimised through proactive leasing support and tenant engagement

• The property is always presented and maintained to a premium standard

• Matters involving health and safety are reported to ALR on a real time basis and addressed to mitigate tenant issues and risks.

• Asset value is protected and enhanced through efficient capital planning

• Lessor works on behalf of tenants are budgeted and executed according to agreed cost, time and scope parameters
