Due to upcoming works in the area Junee Shire Council is seeking expressions of interest for the sale and removal of the building only located on land at 5 Ducker Street, Junee, NSW, 2663. The building in question is an 80m2, three Bedroom, one Bathroom home with a front verandah and living area.
The Reserve price for the building is set at $15,000 excl GST and is being sold as is, with no liability accepted by Council for any existing defects or defects arising during transportation. Please note that the land at this address is not being offered for sale and the proposed building cannot be relocated within Junee Township.
The structure removal from site has been approved by Council, so this can be commenced immediately, provided works are in line with Part 5 of the Environmental Protection Authority Act (EPA Act) and a review of environmental factors has been developed to support these approvals.
The building is offered with the following conditions:
- Full payment, receipted by Council, will be required before removal of the building
- The cost to disconnect services, dismantle, transport and reconnect services for the building at the new site will be borne by the Purchaser.
- The building cannot be relocated to an urban or village setting within the Junee Shire Council but can be relocated to a rural zoned area of the shire (subject to relevant planning guidelines and Council Approval) or outside of Junee Shire Council boundary.
- The building must be fully removed from the site by COB Monday, 1 October 2025.
- Before submitting an EOI an appointment must be organised with Council to inspect the building. The prospective purchaser must satisfy themselves that the structure suits their needs and they must submit a plan of how they will dismantle and remove the structure from the site including consideration given to traffic management during the removal.
- The purchaser is responsible for security of the site from handover and Council will not be held liable for damages or items lost.
- All works must comply with the Review of Environmental Factors and Part 5 assessment under the Environmental Protection Authority Act (EPA Act).
- The purchaser must provide the below with their application:
-Current Public Liability insurance certificate for minimum value of $20
-Workplace Health and Safety Plan
-Traffic Management Plan (If required)
Council reserves the right to negotiate with any or none of the parties who submit an EOI and can decide whether to accept any or none of the offers.
