Somerset Regional Council (Council) is seeking to engage an appropriately experienced Contractor (incorporating a team of all necessary sub-consultants and sub-contractors) for the provision of services required for detailed design and construction of the Kilcoy Indoor Sports Centre

Redevelopment – Stage 1.

The facility was originally constructed in 1996 and is an important asset providing opportunities for the Somerset region community. No significant refurbishments have been completed at the centre since construction and Council have approved the Development Permit (DA24827) for a Material Change of Use for an extension to the indoor sport and recreation facility in September 2024.

The project is expected to take the form of a staged redevelopment, with Stage 1 works currently proposed to be undertaken in three (3) phases to ensure minimal disruption of service to the community. The proposed phases for Stage 1 are as follows:

1. Construction of New Facilities

• A new entry, foyer, café and reception area
• Allied health rooms
• Admin and meeting room
• Multipurpose rooms, and
• Amenities.

2. Refurbishment of Existing Health and Fitness Centre

• Demolition of existing internal fixtures (mainly the mezzanine and rooms, and removal of the indoor netted court)
• An expanded gym area with 24 hours access
• An expanded gymnastics area
• A children play area
• A spin / program room, and
• Improved ventilation and temperature control including air-conditioning of the gym.

3. Construction of Carpark Facilities

• Upgraded parking and access arrangements
• Retaining wall
• Landscaping.

Council has received funding through the Queensland Government 2024-27 South East Queensland Community Stimulus Program, with the works to be completed by 30 June 2027.

Works for Stage 2 of the project are excluded from this initial redevelopment of the project, however, is proposed to include the installation of multi-purpose indoor courts, new change rooms, new amenities, referees change area, and first aid area.

All conforming tenders must comply with the requirements of the approved concept design and must include all works indicated.

A tender briefing and site inspection is required for all tenderers with registration of attendance in accordance with Part 3 of this Request for Tender.
