Tender Description

Lake Maintenance (WA) Pty Ltd on behalf of the Department of Communities (DOC) is seeking EOI from suitably qualified and experienced contractors to undertake a refurbishment at 7 Miller Way, Broome.

The purpose of this project is to refurbish a property in, Broome area. EOI documents are available for download together with technical specification V11. The list of properties is in the final evaluation report.

Scope:

Painting

All surfaces to be sanded, prepped, undercoated and painted as outlined in the Technical Specification

  • All internal surfaces of robes and linen cupboards to be prepped, undercoated and painted as outlined in the Technical Specification.
  • Any chips in edges of shelves must be patched over prior to painting
  • All internal timber surfaces (such as window frames) to be sanded, prepped, undercoated and painted as outlined in the Technical Specification
  • All other colour specifications, glosses and finishes are outlined in the Technical Specification
  • The selected paint colour is as per colour scheme package 1

Window furnishings

Supply and install roller blinds to the windows in the rooms as specified below.

  • Blinds should have a block out blind installed at the back, with sheer blind on top.
  • Blinds should be operated with a chain.
  • Both blinds to have a base rail installed.
  • Both blinds to have a front roll direction.
  • Sheer blind to be recess fit, block out blind to be face fit
  • When the Contractor has sourced the blinds, please provide Principal with colour choices to select from prior to installing or ordering product.

Floor Coverings

Remove of existing floor coverings as specified below.

  • Ensure floor area is clean, level and adequately prepped prior to installation of new vinyl planks
  • Install aluminium or chrome plated diminishing strips between dry and wet rooms
  • Flooring to be installed as per the manufacturer’s specification
  • Flooring selection as per colour scheme package 1

Electrical

All existing internal light fittings are to be removed and replaced with new energy efficient LED downlights following ceiling replacement (includes kitchen, no fluorescent light fitting to be installed in kitchen).

  • Contractor to use multiple smaller sized downlights, in lieu of a large single downlight for the room.
  • Accommodate for the fans to be installed in the centre of each room, with downlights spaced around these in a uniformed pattern
  • LED down lights to be plugged into a surface mounted plug socket (413) and installed to manufacturers specification. Lights to meet the following characteristics:
  • LED Colour Changeable (3 position selector switch)
  • White in colour
  • 240-volt flex lead and plug top (driver inbuilt)
  • 7-10-watt output
  • Minimum 90-degree beam angle
  • Fit 90-92mm cut out
  • Dimmable
  • Have an IC-4 rating
  • All existing power points to be replaced with new double power points throughout the property, including new plate fittings
  • All existing light switches to be replaced with new switches, including new plate fittings.
  • Any existing light and exhaust switches installed to door frames are to be relocated to the wall.
  • All light and exhaust switches should be installed inside the room they control (eg- toilet and bathroom switches to be installed inside the room, not located on passage wall)
  • Where lights and exhaust fans are installed in the same room, they must be installed with separate switches
  • Replace all smoke alarms within the property with new from the Principal’s nominated brands (outlined in the technical specification).
  • Replace all existing exhaust fans and flume vents with new. Ensure new flume vents are installed ducted through the roof space. Where exhaust fan is installed above hotplate/in kitchen space, the switch for this fan is to be on a new double GPO nearest the hotplate
  • Ensure TV points and antenna are connected ready for use
  • Test all electrical appliances and items (new and old) and ensure existing RCDs are active, working and sufficiently
