Tender Description

Lake Maintenance (WA) Pty Ltd on behalf of the Department of Communities (DOC) is seeking EOI from suitably qualified and experienced contractors to undertake PW10333 EK 143 Bridge Street SHAF in the Halls Creek area.

The purpose of this project is to refurbish a property in Halls Creek. EOI documents are available for download together with technical specification V11. The list of properties is in the final evaluation report.

Scope

1. Windows and Doors

Carpentry

• External doors must be fitted with a duracote solid core door.

• Replace any external doors that are damaged or hollow core.

• SAI a passage set, deadlock with an internal snib and weather seal to all external timber doors.

• All external locks to be keyed alike. (Including security screens)

• Replace any internal doors that are damaged with a duracote door.

• SAI privacy set to toilet and bathroom internal doors.

• SAI passage sets to all other internal doors.

• SAI dummy doorknobs to cupboard doors.

• Sliding doors to be fully operational – replace or repair any damaged items.

• Ensure all doors have a new metal door buffer fitted to the floor.

Glazing

• Ensure all windows can be secured. (keyed window locks are not required)

• SAI Security screens to all windows – Remove and dispose of old cyclone screens.

• SAI Security screens to all Doors (incl sliding doors) – if Security screens fitted are in very good working order and same colour and style as window security screens – they can remain.

• All Bedroom to have one escape screens.

• Ensure all toilet, bathroom windows have obscure glass fitted.

• Toilet windows are to be short glazed with a permanent stainless-steel mesh vent.

2. Full Internal Paint

Dwelling to have Full Internal Paint (incl ceilings)

Floor Area 100 m2 Approx

Carpentry (Full Internal Paint)

• Remove all screws, hooks, nails, and any other redundant fixings.

• Replace any damaged internal walls ready for painting.

• Replace any damaged ceiling and cornice.

• Patch, fill or replace any damaged skirting or architraves ready for painting.

• Patch, fill or replace any damaged timber or metal internal or external door frames ready for painting.

Painting

• All internal rooms are to be repainted.

• Paint all new raw materials, previously painted or varnished or where similar materials at the site are painted or varnished, including but not limited to:

• Internal walls throughout.

• Ceilings and cornice throughout.

• Internal woodwork throughout the property, incl skirtings

• Timber structural windows surrounds, internal

• Internal and external doors complete.

• Internal and external, timber or metal door frames complete including architrave.

• Paint internal of all cupboards

Internal Colour Scheme

• Walls – Limed White Half Strength – Semi Gloss Acrylic

• Doors, Skirtings and Architraves – White – Full Gloss Enamel

• Vinyl Planks – Barnyard Grey – Armstrong Vinyl Plank

• Dry Area tiles – Homeland Ash

• Wet Area tiles – Homeland Ash

• Walls tiles – Gloss white 200mmx 400mm

• Cupboard – Stainless Steel (as per photos)

• Cupboard doors – same as security screens (as per photos)

• Benchtops – Stainless Steel (as per photos)

• Cabinetry to be on feet (as per photos)

External Colour Scheme

• Eaves – White - Dulux – Semi Gloss Acrylic

• External doors and Door frames – Dulux – Teahouse– Semi Gloss Acrylic

• Posts & Fascia – Dulux – Teahouse – Semi Gloss Acrylic

• Security screen frames – powder coated Black

3. External Paint

Carpentry

• Remove all screws, hooks, nails, and any other redundant fixings.

• Patch, fill or replace doors, door frames and all architraves ready for painting.

• Repair or replace any damaged Eaves, carport ceiling or posts

Painting

• Repaint all external cement sheet ceilings, eaves, and fascia.

• Metal ceilings to be high pressure washed only

4. Electrical Upgrade

Electrical

• SAI or replace All batten holders in all rooms incl bedrooms, bathroom, laundry, toilet, lounge, passage with LED Down Lights

• SAI or replace fluorescent in the dwelling with LED.

• Replace all external lighting with LED fittings.

• SAI two sensor lights (LED), one to the front of the property, one to the rear of the property. Include isolating switches.

• Replace all power points using a double power point.

• SAI power point for Fridge (place power point in pantry with hole cut to allow for plug)

• Replace all switches.

• Replace all ceiling fans.

• Replace all exhaust fans.

• Remove all non-approved smoke alarms and redundant electrical fittings.

• Remove ACM backing board to meter box and replace with type X switch mounting panel and/or suitable pre-drilled and wired meter panel - single and three phase.

• SAI or replace all existing approved Brookes and PSA smoke alarms throughout the property. Smoke alarms when removed are to be reinstalled to their original location.

• TV signal output must function. (Statement from electrician that TV works is required) IF TV does not function SAI New TV Aerial and cabling to Lounge

5. Hot Water Unit

Plumbing

• Complete service to Solar Hot Water Unit.

6. Kitchen Refurbishment

Carpentry

Full Kitchen Refurbishment.

New layout as per diagram (P9 & 10)

• Kitchen cabinetry to be Stainless Steel – As per photo (page15)

• Benchtop to include 100mm splashback – stainless-steel – As per photo (page15)

• Kitchen cabinetry to be on S/S feet

• SAI splashback tiles (400mm high) – incl tiling behind stove

• Site measure will be required to verify measurements before ordering.

• SAI Electric stove – dispose of old stove

• SAI ceramic floor tiles to kitchen area (to existing tiled area-10m2 approx)

• SAI Curtain rods (incl Acorns) to all windows

Electrical

• Replace All electrical items in the kitchen including but not limited to ceiling fans, power points, exhaust fan, light switched & batten holders

Plumbing (items also included in Carpentry)

• SAI S/S sink 1&½ bowl (bowl l/H/S) incl waste pipes and plugs

• SAI flick mixer for sink

• SAI Stainless-steel breach with mini stop taps (in kitchen cabinetry)

7. Bathroom Refurbishment

Full Bathroom Refurbishment.

Layout to stay the same.

Carpentry

The New Bathroom must have the below minimum attributes.

• SAI Stainless Steel vanity cabinet. (Same as kitchen)

• SAI Shower recess

• The Contractor must photograph the Shower & Floor membrane prior to tiles being Installed and supply the principal with photographs.

• New tiling to walls

• SAI floor tiles and skirting (incl floor waste)

• SAI shower screen, rail & shower curtain

• SAI towel rail

• Patch hole in ceiling

• SAI grab rails in shower and over bath

• SAI mirror above the vanity.

• Shaving cabinet

Electrical

• Replace all power points with double power points.

• SAI power point near vanity

• Replace all light switches.

• SAI exhaust fan.

• SAI bathroom LED light

• Delete and obsolete electrical fitting and make good.

Plumbing (items also included in Carpentry)

• Configure shower and vanity for flick mixers

• SAI Shower tapware (flick mixer).

8. Laundry Refurbishment

• SAI Laundry Trough – (old troughs to be removed – remediate walls)

• SAI tiling above laundry trough and to washing machine space approx 1000mm wide.

• SAI Floor tile and floor waste. (incl skirting)

• The Contractor must photograph the Laundry membrane prior to tiles being Installed and supply the principal with photographs.

• Replace any damaged sections of ceiling and cornice including the removal of redundant vents, fans, or lights.

• SAI cabinet above laundry trough (like for like)

Electrical

• Replace all power points with double power points.

• Replace all light switches.

• Replace any other damaged electrical items.

• SAI Power point for washing machine.

• SAI LED light

Plumbing

• SAI Laundry 45L inset trough and flick mixer.

• Reconfigure plumbing to allow for flick mixers includes remediation to walls,

• SAI or replace washing machine taps with ¼ turn taps. (incl new breached)

• Washing machine location to be placed next to laundry tub (includes remediation to walls)

9. Toilet

Carpentry

• SAI Toilet & cistern (incl mini stop and flexi lead)

• SAI Floor tiles, skirting (incl floor waste)

• The Contractor must photograph the toilet membrane prior to tiles being Installed and supply the principal with photographs.

• Replace any damaged sections of ceiling and cornice including the removal of redundant vents, fans or lights.

• Replace or repair any damaged internal walls ready for painting.

• Patch, fill or replace any damaged skirting or architraves ready for painting.

• SAI metal door buffer

10. Flooring • SAI Vinyl Planks to entire house (except wet areas)

• SAI Tiles to all wet areas

• Old tiles to be removed (incl disposal)

• Floor prepared for new Vinyl Planks (incl concrete repairs)

• Total Floor Area approx. 75m2

11. Dining, Lounge & Passage

Carpentry

• Remove all screws, hooks, nails, and any other redundant fixings.

• Replace or repair any damaged internal walls ready for painting.

• Replace or repair any damaged ceiling and cornice.

• Patch, fill or replace any damaged skirting or architraves ready for painting.

• Replace damaged skirting in passage (12mtr approx.)

• Replace or repair window (incl glass) in Lounge (4 m2)

• SAI Curtain rods (incl Acorns) to all windows

Electrical

• Replace all power points with double power points

• Replace all light switches

• SAI LED lights

• Replace any other damaged electrical items.

• SAI Fans

• Delete and obsolete electrical fitting and make good

12. Pest Control • General pest treatment to be conducted on completion.

• Termite treatment to be conducted on completion.

13. Bedrooms

Carpentry

• Remove all screws, hooks, nails, and any other redundant fixings.

• Replace or repair any damaged internal walls (small impact holes in every room) ready for painting.

• Replace or repair any damaged ceiling and cornice.

• Patch, fill or replace any damaged skirting or architraves ready for painting.

• Aircon hatches – Bring all up to a high level (make good)

• SAI Curtain rods (incl Acorns) to all windows

Electrical

• Replace all power points with double power points

• Replace all light switches

• SAI LED light & Fans

• Delete and obsolete electrical fitting and make good

14. Rubbish Removal • Remove all rubbish from the property including but not limited to:

• Brick rubble and debris.

• Construction waste

15. Cleaning

Internal

• Clean all internal new and existing surfaces including scrubbing to remove a heavy build-up of grime, stains, cobwebs, dust and marks before rinsing and wiping down surfaces to Remove the water, soap and dirt resulting from scrubbing.

• Clean all internal new and existing appliances including scrubbing to remove a heavy buildup of grime, stains, cobwebs, dust and marks before rinsing and wiping down surfaces to Remove the water, soap and dirt resulting from scrubbing.

External

• Clean all external new and existing surfaces including scrubbing to remove a heavy build-up of grime, stains, cobwebs, dust and marks before rinsing and wiping down surfaces to Remove the water, soap and dirt resulting from scrubbing.

• Clean all external features of the dwelling including the windows & screens.

• Pressure clean external patio areas, driveways and pathways. Removing all staining.

• Remove all redundant materials and site rubbish.

16. Landscaping / External • Mow and edge all lawn areas ensuring the lawn height is less than 30mm on handover day including clean-up of verge.

• Light prune of shrubs
